Property Management Terms & Conditions with PropManageX
- Fees will be based on a minimum rent of Rs. 12,000, even if the actual rent is lower, to ensure high maintenance standards for all properties.
- All the prices mentioned attracts GST and other relevant taxes.
- Coordination Services
- Pest Control Coordination: We facilitate reliable pest control services upon request, with costs covered directly by the property owner
- Painting Services Coordination: We arrange professional painting services as needed, with the associated costs to be borne by the property owner
- Property Tax Coordination: We assist with property tax payments and documentation, with all tax payments and fees to be covered directly by the property owner
- Supervision charges for major repairs, renovations, or any significant work on the property will be billed separately at a rate of 12% of the total cost of the work. This fee covers the cost of managing and overseeing the work to ensure it meets the required standards.
- Fees for each package are calculated annually and must be paid upfront. In the case of multi-year commitments, fees may be paid annually or in full at the start of the contract.
- Any additional services requested beyond the standard package will be charged separately. These services may include but are not limited to, additional inspections, emergency call-outs, pest control, and specialized maintenance tasks.
- Pricing for additional services will be provided upon request, and work will commence only after the owner’s approval.
- Discounts for multi-year commitments are applied to the total annual fee after the minimum cap has been met. Early termination of the contract by the owner may result in the forfeiture of any discounts applied.
- Contracts can be canceled with 30 days’ written notice. Refunds for any unused portion of the service period will be prorated, excluding any discounts that had been applied.
- PropManageX is responsible for the overall maintenance and management as per the chosen package. However, the company is not liable for damages caused by natural disasters, force majeure events, or tenant negligence.
- Contracts are automatically renewed annually unless the owner provides written notice of termination at least 30 days before the end of the current contract term.
- The scope of services in each package is limited to the property specified in the contract. Any additional properties or extended services will require a separate agreement and fee.
- If a tenant leaves the property within six months of placement, PropManageX will search for a new tenant at no additional cost. This is subject to the property being in rentable condition.
- PropManageX covers repairs up to ₹2,000; costs beyond that require owner approval and will be billed separately – applicable only for Premium package.
- The owner must ensure sufficient funds are available in advance for any repairs and maintenance purpose.
- Costs for any materials used in maintenance or repairs are not included in the package fees and will be billed separately. Owners will be provided with an estimate before any work begins.
- All terms and conditions listed on the website are subject to change without prior notice. The latest terms will always be available on the PropManageX website. By signing up for any package, the owner agrees to the terms and conditions in place at the time of signing.
